Office Lease Tenant Representation

Planning ahead will enable you to achieve the most advantageous lease transaction.  Depending on your space needs and whether or not you want to renew or relocate, it is best to begin the process 12-36 months prior to your current lease expiration.  It is imperative to give yourself enough time to create leverage with competing landlords and to avoid not being able to determine your optimal goals and objectives.  Issues to consider will be your space needs both current and future, your employee base, your client base, your desired image and preferred geography.  In addition, giving yourself breathing room will allow unique leasing opportunities to present themselves. 

On your behalf, we will negotiate the lease taking into consideration such aspects as advantageous conditions and language for possible subleasing, expansion or contraction, as your circumstances present themselves.

We will make sure you are not shocked by onerous lease language for instance:

  • Passing on increased operating costs without restraint or explanation.
  • The landlord’s right to “relocate” a tenant at their sole discretion.
  • Disclaimers in the lease about services not provided to tenants.
  • Limitations on subleasing your space.
  • Holdover penalties.

Let me make sure the landlord’s opinion of “market rent” is in sync with “fair market rent” and that you are given ALL the concessions available to you.
